Apartment building cleaning
Regular cleaning of stairwells, corridors, lifts and cellars for owners’ associations and housing cooperatives. Scope and frequency set to suit your building.
We provide machine garage cleaning in Brno for owners’ associations (SVJ) and housing cooperatives whose buildings have an underground garage or covered parking spaces, and for companies with a covered car park. We brush off cobwebs and dust, sweep, wash the entrance gates and go over the floor with a scrubber-dryer. We announce the date in advance so residents can move their cars in time.
Who it is for:

Three things wear down an underground garage: oil, salt and dust. Oil and other fluids drip from cars, soak into the concrete and leave dark stains. In winter, cars bring road salt and snow in on their wheels. When the snow melts, the dissolved salt stays on the floor and gradually damages the concrete and any floor coating.
Then there is dust and sand. They settle in the corners, around the pillars and on the ramp, and every passing car stirs them up into the air. Mixed with oil and water, they leave a greasy grey film on the floor that neither a broom nor ordinary mopping will remove. That is why we use a professional scrubber-dryer for garage cleaning.
Owners’ associations and housing cooperatives. You can have the garage of your apartment building washed from time to time as a separate job, or as an addition to regular apartment building cleaning. We plan the date together with the committee.
Property managers. If you manage several buildings with garages, we can arrange the dates for all of them at once.
Companies. We also wash covered parking areas and garages of companies and business premises where company cars, employees or customers park.
We start at the top. We brush cobwebs and dust off the ceiling, walls, pipes and cable trays. If we did this after washing, it would all fall back onto the clean floor.
We sweep the whole floor, including the corners, the areas around the pillars and the ramp. We remove sand, leaves and small debris that would otherwise clog up the scrubber.
Entrance gates tend to turn grey from dust and water splashed up by the wheels. We wash them, as well as the doors leading from the garage into the building.
Finally we wash the floor with a scrubber: the empty parking spaces, the driving lanes and the areas around the entrances into the building. We finish by hand the places the machine cannot reach. We bring our own products and equipment.
A garage needs most work in spring. Over the winter, salt and sand build up and act like sandpaper on the floor. We therefore recommend a spring wash even for buildings that otherwise only sweep their garage.
A lot depends on the surface. Bare concrete absorbs oil more quickly, while a coated floor is easier to wash but more sensitive to harsh products. When we look at the garage, we check the surface and choose the products and brushes accordingly.
The drainage channels matter too. In heavily soiled garages it is useful to know where they are and whether they are blocked. If they are, we will let you know.
The hardest part of washing a garage is usually arranging things with the residents, not the work itself. That is why we prepare a notice or leaflet for you. It gives the date, the time when the garage needs to be empty and a request to move cars. We recommend putting it up well in advance and reminding residents the day before.
If there are bicycles, tyres or boxes in the parking spaces, we agree beforehand what to do with them. It is a good idea to mention this in the leaflet, so that residents can move their things if needed.
A company’s covered car park is used differently from the garage of an apartment building. Cars come and go during the day, vans arrive and the floor wears faster in the driving lanes. We therefore plan the washing for a time when there are fewest cars in the car park and, if your operations require it, in sections. We agree the scope and date after looking at the site, which we can also do in the early evening.
Before we start, you know exactly what we will do, because the scope is described in the quote. If something is not right for you after the cleaning, get in touch and we will talk it over and agree what to do next. We also tell you in advance what the cleaning cannot achieve, so that you are not disappointed.
After machine cleaning the garage is lighter and easier to find your way around. The floor markings are easier to see, less dirt is carried from the garage into the building and there is less dust in the air. Residents notice it the first time they drive in.
Removing the salt also protects the concrete and the coating, so repairs to the floor can be put off for longer. What the price of the cleaning depends on is explained on our page about tailored cleaning prices. If you also need the floors of corridors or halls washed, have a look at machine floor cleaning. We will prepare a quote for your garage after your no-obligation request.
Send us a request. It helps if you tell us the approximate floor area of the garage, the number of parking spaces and levels and what surface the floor has.
We walk through the garage with a committee member, the property manager or you. We look at the condition of the floor, the drainage channels, access for the scrubber and where we can get water and electricity.
We prepare a quote and suggest a date. We also prepare a notice for residents asking them to move their cars.
On the agreed day we brush off the dust, sweep, wash the gates and go over the floor with the scrubber. When we have finished, we let your contact person know that the job is done.
We prepare a tailored price once the scope is clear. It mainly depends on:
GaRiK cleans the common areas of our owners’ association. That means three apartment buildings with 45 flats in total. They clean twice a week, they also clean our garages, and in winter they take care of snow clearing. The cleaning is always done exactly according to the agreed schedule and to a very high standard. If you keep running into problems with cleaning in your building, I can recommend GaRiK for its reliability and professionalism.

We provide this service in these districts of Brno and in other parts of the city:
Regular cleaning of stairwells, corridors, lifts and cellars for owners’ associations and housing cooperatives. Scope and frequency set to suit your building.
Tiles, linoleum and poured concrete in building corridors, halls, offices, schools and warehouses. The scrubber-dryer lifts and vacuums up even ingrained dirt.
Clearing snow from entrances, pavements, car parks and driveways at buildings and businesses. Only in Bystrc and nearby districts.
It does not have to be completely empty, but we can only wash the spaces where no car is parked. That is why we announce the date in advance and prepare a leaflet asking residents to move their cars. The more spaces are free, the more of the floor we can wash.
Fresh stains can usually be reduced considerably. Old oil soaks deep into the concrete and may not come out completely. We will tell you what to expect in your garage after looking at it, before we start washing.
It depends on how many cars park in the garage and how heavily the floor is used. We therefore plan machine washing according to how busy the garage is, usually after winter, and in between it is enough to sweep it.
Yes, washing the entrance gates is part of the service. We sweep the ramp and the approach and, depending on the surface and the slope, we wash them too. We assess how to wash the ramp safely when we look at the garage.
Yes. Besides the garages of apartment buildings, we also wash covered parking areas of companies and business premises. We agree a date when as few cars as possible are parked there.
Yes. In garages with several levels or a large floor area we can wash section by section. Residents only need to move their cars out of one part of the garage and the rest stays available.
