Cleaning by a family company from Bystrc

We clean apartment buildings as a family company based in Brno-Bystrc, with cleaning experience since 2015. Every year we clean 436,353 m² of floor space. With every building we sign a written contract that clearly sets out the scope, frequency and price of the cleaning.

Who we clean buildings for

Owners’ associations (SVJ). The association’s committee decides on behalf of all the owners and needs to be sure that the cleaning is always done as agreed. That is why the committee has one contact person at our company to deal with everything. Thanks to the written contract, the committee can explain clearly to the owners at their meeting what they are paying for.

Housing cooperatives. Cooperative buildings often have several entrances. We set the same scope of cleaning for all of them, so nobody feels that their entrance is worse off.

Property managers. A property manager needs a clear contract and as few worries as possible. You pass residents’ comments on to us and we deal with them as set out in the contract.

How apartment building cleaning works

Every clean follows a set order. First we dust and wipe the places people touch, then we sweep, and finally we mop the floors. That way dirt is not carried back into areas we have already cleaned.

We wipe banisters, handrails, door handles, light switches and lift buttons every time we clean. These are the places everyone in the building touches, and they show straight away whether the cleaning is done properly. We clean the lift car, including the doors and the floor.

At longer intervals, but regularly, we clean the cellar corridors and other common areas. As agreed, we wash the windows and sills in the common areas and the glazed front doors. If the building needs more, we also offer window cleaning throughout the building and machine floor cleaning, which brings the colour back even to very grimy tiles.

Nobody from the building needs to be present while we clean. You just give us the keys or fobs and tell us where we can get water. We bring all the cleaning products and equipment with us.

What we look at in different types of building

Every building is cleaned a little differently. Before we send a quote, we always walk through the building on site, in the early evening if that suits you.

Prefab blocks

Prefab apartment blocks usually have many floors, a lift and long corridors lined with front doors. When we walk through, we look at how people come into the building and where most dirt is brought in, and we set the scope accordingly. In renovated blocks we ask which materials were used, so that no unsuitable product ends up on the new surfaces.

Period apartment buildings

Older tenement buildings often have stone or terrazzo stairs, wooden banisters, open access balconies and frequently no lift. On the stairs, dust has to be swept out of the corners and from the edges of the steps. For stone and terrazzo floors we choose gentle products, so that no streaks are left and the surface does not wear unnecessarily.

New developments

Newer buildings have large glazed entrances, underground garages and modern surfaces. Every fingerprint shows on glass, so we clean entrances thoroughly. If the building has a garage, we offer machine garage cleaning from time to time.

Cleaning frequency and the seasons

We recommend how often to clean the building after walking through it. More frequent cleaning makes sense where there are many flats, a lift, young children or pets. Cellars, windows and the surroundings of the building are done at longer intervals, as agreed.

The cleaning changes over the year. In autumn, leaves and mud are carried into the building, and in winter salt and sand from the pavements. We can therefore adjust the scope of cleaning during the year, as agreed. In Bystrc and nearby you can add snow removal at entrances and pavements to the cleaning of your building.

What we need from the committee or property manager

  • keys or fobs for the entrance, the cellars and the other areas we clean,
  • a place where we can fill up with clean water and pour away dirty water,
  • a contact person on the committee or at the property manager for everyday arrangements,
  • to know where to put things that residents leave in the corridor.

If there is a room in the building where we can store our equipment, cleaning is a little easier.

How we keep an eye on quality

You can tell the quality by the fact that the cleaning is done as written in the contract. The scope is described specifically, so the committee and the residents know what to expect. If you feel that something is not as it should be, you contact your person at our company and we find a solution together.

When we start working together, we ask what matters most for your building. We then focus on exactly those things, so that you do not have to keep dealing with the cleaning.

What residents get out of it

A clean staircase and lift are the first things every visitor sees, as well as anyone interested in buying or renting a flat. A well-kept building makes a better impression and residents value it more. Regular cleaning also protects floors, banisters and doors from unnecessary wear.

For the committee, the biggest advantage is peace of mind. The cleaning runs as agreed and you can turn your attention to other things the building needs. What cleaning your building will cost depends on the scope. We explain this on the page about tailored cleaning prices. We will prepare a free quote for you after your no-obligation request and a walk through the building.

How we work together

  1. Your request

Send us a request through the form, by email or give us a call. The address of the building, the number of entrances and floors and what you expect from the cleaning are enough to start.

  2. Walking through the building

We arrange to meet someone from the committee or the property manager and walk through the building together. We can also come in the early evening, when committee members have time.

  3. Free quote

We prepare a quote with the scope of work and the proposed cleaning frequency. We do not charge for preparing the quote.

  4. Written contract

Once the committee approves the quote, we sign a written contract that sets out the scope, frequency and price. You give us the keys or fobs and show us where we can get water.

  5. Regular cleaning

We clean as set out in the contract. If something changes or is not quite right for you, just let us know and we will agree an adjustment.

What affects the price

We prepare a tailored price once the scope is clear. It mainly depends on:

  • the number of entrances, floors and flats in the building
  • how many times a week the building is cleaned
  • a lift, cellars and any additional areas
  • the number and size of windows in the common areas
  • care of the surroundings and the bin areas
  • winter maintenance, if you add it to the cleaning

Frequently asked questions

What exactly does cleaning the common areas of an apartment building include?

It usually includes sweeping and mopping stairs, landings and corridors, cleaning the lift car, wiping banisters, door handles and light switches, cleaning cellar corridors, washing windows and sills in the common areas, and tidying the entrance and the bin area. We set out the exact scope and frequency in the written contract together with the price; if something in the building changes, we update the contract.

Do you also clean prefab blocks with several entrances?

Yes. In a building with several entrances we set the same scope of cleaning for each one. The owners can then see that no entrance is at a disadvantage compared with the others.

Can we arrange cleaning on a trial basis or only for a set period?

How long the contract runs and the notice period are agreed in the contract itself. Tell us what would suit your owners’ association and we will reflect it in the quote.

Can you also clear snow outside our apartment building?

We only offer snow clearing at entrances and pavements in Bystrc and the neighbouring districts in the west of Brno. You will find the exact list on the snow removal page. Elsewhere we clean the building without winter maintenance.

Will residents know when the building is being cleaned?

Yes, if you would like them to. We prepare a notice or leaflet for the noticeboard explaining what the cleaning includes and who to contact. Residents then know what to expect.

Would you like a no-obligation quote?

Tell us what needs cleaning or give us a call. The consultation is free and we will tailor the quote to your needs.
